How we work
A stated process, not an insider's secret.
Every plot we sell is chosen against the same criteria. Every registry follows the same eight steps. Nothing here is proprietary — it's simply how the work gets done.
Land selection
Why we buy outside the Dholera SIR — by choice, not by default.
Inside SIR, RERA numbers can't be issued until roads are completed — meaning no verifiable proof, which conflicts directly with our transparency standard. Inside-SIR parcels are also typically jointly owned with undivided titles, and minimum plot sizes price out the salaried investor we serve.
Proximity to SIR access points
Shorter commute for future residents, near Dholera SIR entry and exit points.
Gated society entrance on a 60 ft road
Plots sit inside a gated society whose entrance road is planned for a minimum 60 ft width — even where the current width is narrower. Individual plots don't front this road directly; they sit within the society, on the internal roads below.
Mapped internal road grades
Internal roads already planned at 7.5m / 9m / 12m / 15m / 18m.
Highway & airport proximity
Preference for land close to major highways and the upcoming airport corridor.
Smaller, society-based plots
Smaller parcels trade and appreciate faster than large, jointly-held land.
Builder partner recognition
Our builder partner, Mirrikh Infratech, holds the Gujarat Icon Award among other recognitions.

The full track record
Plot 14, Mayur Paradise — the case study, line by line.
The single strongest proof asset we have: a real, named, three-year transaction the founder personally holds, backed by registry documents and passbook transaction records.
The numbers
Sales & reach
₹340+ crore in land sold since operations began in 2022. Buyers span 15+ countries, with a strong concentration of NRIs, alongside Indian Foreign Service officials, government officials, judges, lawyers, CAs, and tax advocates. Once an investor has capital available, a second or third purchase is the norm rather than the exception — referrals compound this.
This case study is presented as what happened for one specific plot, held by one specific buyer, over one specific period. It is not presented as a guaranteed or typical outcome for future investments.
